Montreal ranks seventh among the most expensive cities in the country for Airbnb rentals.

07/02/2025 - According to an analysis published by Le Journal de Montréal, Montreal ranks seventh among Canadian cities with the highest Airbnb rental rates. Despite being the third most populous city in the country, the Quebec metropolis has an average nightly rate of $264, placing it behind Vancouver (BC), Toronto (ON), Mississauga (ON), Kelowna (BC), Lévis (QC), and Quebec City (QC).

The study, conducted by Money.ca, is based on an analysis of the 50 most populous Canadian cities according to Statistics Canada. Data was gathered using Airbnb’s revenue tool, which calculates the average rate for different types of accommodations (private room, entire apartment with one, two, or three bedrooms). These average earnings were then compiled to establish a ranking of rental costs.

This ranking position represents an opportunity for rental property owners in Montreal.
